How Often Should a Chimney Be Swept in Northeast Florida?

Sweeping is driven by buildup, not by the calendar. The Chimney Safety Institute of America recommends sweeping an open masonry fireplace once sooty buildup reaches one eighth of an inch, and sooner if any glaze is present. Factory-built fireplaces should be swept when any appreciable buildup occurs.

NFPA Standard 211 calls for annual inspection of every chimney regardless of how often the fireplace is used, and the inspection is what determines whether a sweep is due. In this region the annual visit also catches what humidity and salt air do to caps, chase covers, and flashing on systems that are barely lit all year.

When Should You Book?

Spring and fall are the busiest periods across Northeast Florida. Spring is when moisture and storm damage from the wet season shows up. Fall is when homeowners prepare for burning season, and October scheduling fills quickly. Booking outside those two windows usually means a faster appointment, and because the sweep and the inspection happen in the same visit, you still receive the written report you need for repairs, a real estate transaction, or insurance documentation.

Is a beachside chimney different from an inland one?

The sweeping is the same, but the inspection findings differ. Salt air oxidizes chase covers, caps, and flashing much faster near the ocean, so coastal systems more often need component replacement even when the flue itself is clean.

Does a sweep include an inspection?
